What is an Energy Performance Certificate (EPC)
An Energy Performance Certificate (EPC) rates how energy efficient your building is using grades from A to G (with ‘A’ the most efficient grade).
Is Energy Performance Certificate mandatory?
You must have an EPC if:
you rent out or sell the premises
a building under construction is finished
there are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems
You can be fined based on the rateable value of the building if you don’t make an EPC available to any prospective buyer or tenant.
How much it costs
The cost of an EPC will depend on the building being assessed. All EPCs are valid for 10 years.
What changed with the new Building Energy Law (KENAK 2017)
With this new law, the way a building is classified according to its energy consumption and to its energy losses has been changed. The new law brings in the foreground a new stricter methodology in how a building is classified in the energy efficiency ranking (from A to G).
Also, if an owner of a building wants to participate in the imminent program of building energy efficiency improvement and holds already an Energy Performance Certificate which has been done with the previous KENAK, it is mandatory that a new Energy Performance Certificate is issued according with the new KENAK 2017.
