What is a topographical survey?
Topographic Surveys are used to identify and map the contours of the ground and existing features on the surface of the earth or slightly above or below the earth's surface (i.e. trees, buildings, streets, walkways, utility poles, retaining walls, etc.). If the purpose of the survey is to serve as a base map for the design of a residence or building of some type, or design a road or driveway, it may be necessary to show perimeter boundary lines and the lines of easements on or crossing the property being surveyed, in order for a designer to accurately show zoning and other agency required setbacks.
How much does it cost?
The estimate cost depends from many factors. The most important are the shape and size of the property, the amount of trees and brush, and the accuracy required. Also the buildings which are in it and the purpose of its use.
Topographic Surveys require "bench marks" to which ground contours are related, information regarding surface and underground utilities, determination of required setbacks, etc.
Why do I need one?
Many agencies require construction and development projects to have topographical surveys as part of the application process. These projects include new homes, major remodels, driveways, road improvements, bridge erection, grading and drainage projects, septic systems, utility design, dam building and more.
Since topographic diagrams are useful in many fields, they serve many purposes. The benefits of a topographic survey vary depending on the type of project. In general, though, topographic surveys:
Determine existing conditions and identify any issues with a site or natural area.
Show “setbacks” from boundaries or nature features for any new building or development.
Provide engineers and architects with the necessary information to create correct and suitable designs for the property's unique features.
Indicate how new features, such as grading, building structures, drainage ditches and bridges, can be constructed (if possible).
To define the boundaries of my property and establish them in a legal way.
As you can see, topographic diagrams are extremely useful not just for engineers and architects, but also for homeowners, businesses, governments and builders.
